Board Members,
As a member of the POA, I would like to request that the Board hire an independent accountant to audit the POA's financials and books.  As requested in an earlier email, please forward a corrected balance sheet to me ASAP.  I would also like to see a Statement of Cash Flow and Income Statement.  After looking at the unaudited Balance Sheet that came to me yesterday, I am concerned that there may be a misappropriation of POA funds by one or more members of the Board.  As you should be aware, these actions may bring civil as well as criminal lawsuits against the individuals responsible.  Please forward this email to all Board members.  Thank you.

Property Owners,
I wanted to rent a couple of the cabins for my granddaughters wedding this weekend & was also told the $50.00 per nt rate no longer existed - it was $200.00 per nt on the wkend.  Well, guess what, we are staying in a hotel for a lot less.

Property Owners,

My husband and I purchased a lot in October 2010 in Section 2.  We decided to check in on things today.  Our first stop was the cabins.  We were happy to see the road and parking lot and began thinking we might actually be able to use the facilities this summer as we intended to do last year.  We then rode to the clubhouse where Clint, another man and young woman were talking.  My husband asked some questions which Clint informed us he couldn't answer due to the cease and desist order from the Attorney General.  He said there was a meeting scheduled this Tuesday with the Attorney General and hopefully that would go well and they would be allowed to start selling lots again soon after.  I asked him about the cabins and Clint said they are ready and rentable.  The other man said there were 7 cabins available and that they had been renting cabins for about 6 weeks.  Clint corrected the man saying there are 6 to rent because I'm living in one.  I said, "Is it still $50/night to members"?  Clint said no that the prices had gone up and I needed to check in the golf pro shop for the current prices.  I immediately went into the pro shop and asked what the price was to rent the cabins and the fellow told me $200.  I said, "a night"?  He said, yes and then I said, "We were told the price per night would be $50 for members and you're telling me they are finally rentable and the price is $200 per night for members?.  He said Yes ma'am.  I then proceed to walk back into the sales room where I informed my husband that we needed to leave and then I looked at Clint and said the price to members is $200 per night.  Clint then took my husband into the pro shop where my husband was told that the price during the week is $175/night.

I don't know if anyone else was aware of the price but needless to say I think it will be a long time before any of them are rented.  I wish I would have thought to ask Clint if he is paying $1275/week (5@$175 plus 2@$200)  to live in one of the cabins?

Please let me know if you know anything about this latest manipulation and misrepresentation.  What is the best way to communicate this ridiculousness to the Attorney General?

Feel free to forward this to anyone you see fit.

Thanks,

Property Owners,
I guess we now know why 3D and 2D wanted control of the POA. If you have received your semi-annual invoice for the maintenance fee payment you will see the new wording; "A $10.00 late fee will be assessed monthly thereafter without notice. Delinquent balances are reported to the credit bureau."  Plus the separate bill for each property is an entirely new issue. At some point they will own my property along with the tax assessments, so I hope they will be happy with it. So far it has only cost me about $21,000 to learn that developers associated with Green Farm properties are not there for any benefit to me.

Property Owners,
I wonder why it is so important to the developers to gain control of the POA paperwork and bank account? It is not like the amount of money in that bank account will save the development and certainly no bank with any financial sense would believe that this development will suddenly start making sales if they had another $70,000 dollars. Or cabins that you cannot reach if you don't know they are there. Do you as a property owner believe that cabins will encourage people to buy lots and build homes? Certainly if this were Florida or Texas where the is year-round golf you might be encouraged to think that way. But today with 8 degree temperatures and a snow covered course there is no golf and certainly no swimming and no home building. Home building is the only way for this effort to be successful and without that the sale of lots means nothing to those of us who invested in the property. It only means the developer sold another lot.

The developer 2D had years to get the Texas development under control and I'm sure it looks great. The fact that property owners in that state had to bring suit against them in order to stop them from defrauding the property owners bank account should mean something. Apparently lying to the property owners and law suits is the way 2D gets control.

Sherry,
Hello again. We were there yesterday (9/12/09) and stopped by your office and the new picnic/play area to eat our lunch. The area looks great and there was a child playing on the playground equipment. We also noted that the sales folks were showing the playground which I believe was paid for by the POA, was it not? The changes are such an improvement and the street signs give a positive impression of "our" progress. As RV owners we are looking forward to seeing the RV park completed and available for our use. I suspect that the completed cabins would be profitable for 3D as the area attracts lots of people and I'm sure many would love to fish around the lake. You've done a great job for all of us and you certainly have our thanks.

Regards,

Sherry,
you are so right- the place looks great. We come over to check it out when we come down to the lake. I 'm looking forward to the swimming pool, because I don't like getting in the lake. That is one reason Bob and I brought there ( the pool was one of the original promises or lies that were told)) so he could play golf and I could take our grandchildren to the pool. Finally after all these years it looks like it might happen! I'm not holding my breathe though, until I see it with my very eyes. The fencing along the drive looks great.
Thanks for keeping everyone posted on the progress of the farm.
